A challenging site puts high demands on technology, logistics and project documentation

The largest high-rise in western Austria, comprising 43,000 square metres of office, business, hotel and residential space, is being built at Salzburg's main train station. The total services and general contractor is Rhomberg Bau GmbH of Bregenz.

A two-year construction period, five clients, demanding residents and – not least – a site in danger of subsidence on the notorious Salzburg marine clay, placed high demands on technology, logistics and project communication.

 

think project! supports plan and claim management

Rhomberg Bau handles all project communication via think project! – from daily emails through to intelligent, process-controlled communications of plan and defect management. The latter has played an integral role in ensuring Rhomberg Bau’s ability to meet its high quality requirements. Thousands of measures to improve quality were recorded within think project! during the building phase, distributed to those responsible and dealt with immediately at the various locations. Detailed status reports available at the touch of a button, including overviews of due dates and extensions, have enabled Rhomberg to track the elimination of defects and monitor deadlines.

 

Logistical and technical obstacles during preparatory work

The most technically-challenging component of the project involved a shopping centre with a hotel above. A number of logistical and technical obstacles had to be navigated – and not only because the exposed location is directly adjacent to Salzburg's main train station, which had to remain operational throughout the project. These obstacles ranged from creating a superstructure over the underground local train service and the laying of a main channel, through to the clearance of suspected aircraft bombs from World War II – with all work executed under demanding conditions created by the composition of the soil. Preparatory work lasted a year, with the building itself completed within a far tighter timeframe.

 

Hotel built in record time

The hotel above the shopping centre was constructed in a very short space of time. It took just seven months from the start of shell work until the building was ready to welcome its first guests.

 

Forward-looking residential building on difficult ground

A residential building housing 100 units across 7,600 square metres is being built on the eastern side of the site. To compensate for the difficult ground conditions, the residential building has elastic bedding across its entire foundations. Once finished, the development with its forward-looking, ecologically-viable technology, will be the largest energy-efficient building in Salzburg.
